Krikbi are delighted to present this opportunity to transform 1 Plough Place to deliver best-in-class office space aimed at attracting a global HQ occupier. The existing building on site is over 20 years old and makes a limited contribution to the surrounding area, falling short of both the necessary sustainability credentials and market standards for office space.
Our proposals will transform the site to create exemplary office floorspace. As part of the scheme, we are proposing to deliver an enhanced public realm which strengthens pedestrian links between Chancery Lane, Plough Place, and the City, alongside extensive urban greening and dedicated cultural space.

The Site

The site consists of 1 Plough Place and 55 Fetter Lane.

It is located in a growing cluster of tall buildings between New Street Square to the South and Chancery Lane Conservation Area to the West.
The existing buildings at the site are over 20 years old and fail to comply with market expectations for high quality office space.
The site’s environmental performance also falls below the expectations of contemporary occupiers. The public realm is limited, with Bartlett’s passage largely concealed, no connection between the courtyard and neighbouring buildings and no active frontages.
Our proposals constitute an exciting opportunity to reactivate the site, taking advantage of its premier location in the City of London and proximity to major transport links. Upgrading the site will support the dynamic business ecosystem in Holborn and deliver public realm improvements that create accessible, welcoming spaces for pedestrians in Holborn.

Our proposals will transform the site to create exemplary office floorspace. As part of the scheme, we are proposing to deliver an enhanced public realm which strengthens pedestrian links between Chancery Lane, Plough Place, and the City, alongside extensive urban greening and dedicated cultural space.
This space will be adaptable and efficiently laid out, with state-of-the art tenant amenities, including end of journey facilities to support sustainable commuting.
The upgraded facility will seek to attract a major global HQ occupier and contribute to the diverse business ecosystem within Holborn, enhancing the City’s reputation as a globally competitive commercial district.

Sustainable, Future-Proof Design

The upgraded facility will seek to attract a major global HQ occupier and contribute to the diverse business ecosystem within Holborn, enhancing the City’s reputation as a globally competitive commercial district.
Kirkbi’s proposed remodelling of 1 Plough Place will retain over 80% of the existing structure whilst creating an environmentally conscious building envelope which aims to achieve net zero in operation. The building will target a BREEAM Excellent rating for energy efficiency and the instillation of a new high-performance façade will enable natural ventilation throughout the building. A circular approach will be taken to construction, prioritising reusing existing materials on site and responsible sourcing. State-of-the-art end of journey facilities will also be provided to incentivise sustainable transport.
The redevelopment will achieve a biodiversity net gain through high-quality urban greening across courtyards, terraces and rooftop gardens. These spaces will provide the dual function of enhancing public wellbeing, alongside uplifting biodiversity.

New pedestrian routes and an upgraded public realm

Integral to the remodelling of 1 Plough Place is enhancing the public realm surrounding the site. The scheme will upgrade Bartlett’s Passage, elevating its prominence to create a well-used pedestrian walking route. In this way, our plans seek to increase local connectivity and accessibility, enhancing the permeability of the site to pedestrians.
Our proposals also include opening up the courtyard space in the centre of the site to create an attractive, inclusive civic space to be enjoyed by tenants and the wider public. Redesigned entry points will enhance access to the internal courtyard, whilst improvements will be made to planting to create an attractive, green space.
The proposed upgrades will significantly enhance pedestrian connectivity between Chancery Lane, Plough Place, and the City.

A Vibrant Cultural Offer

Proposed upgrades to 1 Plough Place also include the creation of a dynamic, multi-use space connecting the internal courtyard to Sainsbury’s Passage.
This space will be designated to foster cultural activities and improve connectivity between key areas on site.
The redevelopment seeks to support the City of London’s “Destination City Scheme” which looks to enhance the city as a 24/7 business and leisure destination. The proposed cultural space will contribute to the vibrant arts and culture scene in Holborn and foster links with the surrounding community and cultural institutions.
